Construction on the Waterman Center in downtown Pontiac is set to wrap up later this spring.

196 Oakland Properties started rehabbing the three-story, mixed-use building at 91 N. Saginaw St. in the fall of 2005. When work began on the building, which once housed a Federal’s Department Store, it had been vacant for several years and there were no windows in the structure except for the large storefront building. Now it’s nearly finished and half of the 59,000 square feet is leased.

An atrium has been created in the entry way with a spa occupying half of the store frontage. The other half is still available for lease to a retail tenant. The second and third floors are being renovated into Class A office space. 

“It’s the type of office space you would want in a Birmingham or anywhere else,” said Leon Yulkowski, the managing member of 196 Oakland Properties.
